At Doss & Spaulding Properties, we believe in full transparency when it comes to our fee structure. We understand that trust is the foundation of any successful partnership, which is why we're committed to being upfront about how we make money. There is no doubt you can always find someone to manage your properties for less, but they often sneak in hidden charges throughout the process. Our general fee structure is provided below for your reference. However, we recognize that each property and investor situation is unique. These fees may be adjusted based on factors such as property type, location, or specific management demands such as furnished versus unfurnished. For investors with large portfolios or multiple properties, we encourage you to reach out directly. We're happy to discuss potential discounts and work together to create a customized solution that aligns with your investment goals and budget. At Doss & Spaulding Properties, our aim is to provide exceptional value while maintaining the highest standards of service and transparency.
Our goal is 100% client satisfaction, so if you ever feel that we are not delivering at a high level, you may cancel your management contract with a 30-day notice. There are no termination fees. We hold ourselves to the highest standards and we expect you to do the same.
A 15% administrative fee is charged for repairs, maintenance and other work that we outsource. This fee is capped at $500 for larger jobs such as HVAC or roof replacements. This fee covers our time and resources to:
*This fee only applies to properties that are occupied at the time they are brought on for management. If we are placing a tenant for you, this fee is waived and these services will be included in the Leasing/Placement Fee.
